Contract Drafting* up to 3 contracts a month
Assistance with Obtaining Condo Docs, Transfer of Solar Panels, and Scheduling of Title 5
Final Closing Disclosures sent to clients in the first week of the new year for tax purposes
Scheduled Weekly Check-ins on deals and business

Buyer Agent Coordinating Services
Buyer Contract to Post Closing
$250 w/ subscription (Paid at Closing)
Included:
Connecting All Parties: Liaising with all relevant parties (attorneys, lenders, agents, etc.)
Vendor Recommendations: Supplying a list of trusted and preferred vendors for inspections, title, and other services
Inspection Scheduling Assistance: Helping to schedule inspections, appraisals, and other key appointments
Document Distribution: Managing the flow of all essential supporting documents (contracts, disclosures, agreements, etc.)
Earnest Money Deposit (EMD) Coordination: Ensuring the EMD is handled correctly and promptly
Compliance Checks: Performing two compliance checks to verify adherence to regulations and brokerage guidelines
Milestone Check-ins: Regular updates on critical dates (mortgage application, P&S, inspection period, mortgage contingency)
Utility and Subscription Transfer Reminders: Sending reminders to ensure utilities and reoccurring services are transferred smoothly
Closing Disclosure (CD) Review: Conducting a thorough review of the CD to confirm all terms are accurate

Listing MLS Service
$250 w/ subscription (Paid at Time of Draft Provided)
Included:
Building MLS Shell: Creating the framework for the MLS listing
Writing Listing Descriptions: Crafting a compelling and accurate description, uploading documents, and adding disclosures
Draft Review: Sending the draft to the seller and collaborating to perfect it
Managing Showings: Handling Showings through ShowingTime (if applicable)
Adding Open Houses: Scheduling and adding Open Houses to the MLS
MLS Status Changes: Handling status updates (CTG, UAG, SLD)
Price Adjustments: Managing MLS price changes as needed
Listing Contract to Post Closing
$300 w/ subscription (Paid at Closing)

Connecting All Parties: Coordinating communication between attorneys, lenders, agents, and other necessary parties
Vendor Recommendations: Offering a list of preferred vendors for attorney or title
Inspection Scheduling Assistance: Coordinating scheduling for all inspections and appraisals
Document Distribution: Distributing all required supporting documents (contracts, disclosures, agreements, etc.)
Earnest Money Deposit (EMD) Coordination: Managing the EMD to ensure proper handling and compliance
Compliance Checks: Performing two compliance checks to verify adherence to regulations and brokerage guidelines
